How to Promote an Open House on Instagram

A practical open house Instagram plan for real estate agents. Promote the event, answer property questions, collect RSVPs, and follow up after the tour.

An open house post should do more than announce a date. It should answer the questions that stop people from attending: Where is it? Who is it for? What makes it worth the trip? What should I do if I am interested?

Instagram is useful here because the property can be shown before the event, discussed in Stories, and followed up through direct messages. The open house promotion timeline

Three to five days before

Publish a Reel that gives people a reason to care. Show the feature that changes how the home feels, such as natural light, a flexible floor plan, a garden, or a short walk to a local café.

Use a direct caption:

Tour this three-bedroom home in {{neighbourhood}} on {{day}} at {{time}}. Comment VISIT and I will send the address, parking details, and a reminder.

Do not hide the basic facts. People are more likely to respond when they know the price range, area, property type, and event time.

Two days before

Post a carousel with practical details:

  1. The property and neighbourhood
  2. The best feature for the likely buyer
  3. A floor plan or room sequence
  4. Price range and key facts
  5. Open house date and time
  6. How to request a private showing

Add a Story poll such as “Would you choose the garden room or the rooftop?” The poll is not only for engagement. It gives you a natural reason to follow up with people who respond.

The day before

Use Stories to remove friction:

  • Add a countdown sticker.
  • Show the route from a known local landmark.
  • Explain parking or entry instructions.
  • Answer one common buyer question.
  • Remind viewers how to request a private visit.

If someone replies to the Story, respond with the information they need. A personal reply is often better than sending the same full brochure to everyone.

The day of the event

Post a short reminder in the morning and another shortly before the event. Keep it factual and easy to scan.

Open house today, 2 to 4 PM in {{neighbourhood}}. Comment VISIT for the address and parking details. Private showings are available if you cannot make this time.

During the event, share the atmosphere without exposing visitors. Film empty rooms, details, and the neighbourhood. Do not show people’s faces or personal information without permission.

The open house comment-to-DM flow

Create one keyword campaign for the event. VISIT or RSVP is clearer than a generic word such as INFO.

First message:

Hi {{first_name}}, thanks for your interest in the open house at {{property_name}}. It is on {{day}} from {{start_time}} to {{end_time}}. Here are the address and parking details: {{link}}. Are you planning to attend?

If they say yes:

Great. I will keep an eye out for you. If your plans change, reply here and I can arrange another time.

If they cannot attend:

No problem. Would you like a private showing, or should I send similar homes in {{area}}?

The purpose is not to push everyone into a meeting. It is to make the next step easy for people who have already shown interest.

What to post when the listing is not enough

An open house is also an opportunity to sell the neighbourhood and the agent’s expertise. Add one useful local post:

  • A Saturday morning route near the property
  • A guide to nearby parks, shops, or transport
  • A short explanation of the local market
  • A buyer checklist for first visits
  • A post explaining what to look for during a tour

This is the kind of local content agents describe as more useful than repeating listing photos. Follow up with a helpful question, not a generic “just checking in” message.

The last group should not disappear. A buyer who is not ready this week may be ready later. Give them a useful resource and a clear way to stay in touch.
